A thorough inspection reaches far beyond the rooms shown in a listing. Five Star looks at accessible site conditions, exterior surfaces, roof areas, porches, decks, doors, windows, foundation and structural components, basements or crawlspaces, electrical distribution, plumbing, heating and cooling systems, kitchens, bathrooms, attic areas, insulation, garages, and more.
The review is also about relationships. A roof-water problem can show up at the foundation. An exterior opening can affect interior materials. An attic observation can reveal ventilation or leakage clues that would not be visible from a bedroom.
No visual inspection can see through finished walls or guarantee concealed conditions. If the property raises a question that belongs with an engineer, electrician, plumber, roofer, or another specialist, the inspector can identify the need for additional evaluation.
Testing That Goes Beyond Visual Observation
Some due-diligence questions need measurement or specialized equipment. Five Star offers radon testing, sewer-scope video service, wood-destroying-insect inspections, and mold sampling.
Those options can be added when they fit the house. A sewer camera looks where an ordinary inspection cannot. Radon testing measures an invisible gas. WDI service focuses on destructive insect evidence. Mold samples can be sent for laboratory analysis when a particular concern calls for testing.
